Our Mission
Simply stated, our
goal is to provide outstanding property management services to you, our client.
Your income property is a very important income producing asset. The
ability of that asset to generate income and a profit is a key aspect of
ownership and we recognize that. In reaching our goal, we recognize that tenant
relations and property condition are important factors. Finding and keeping
quality rent paying tenants is an important aspect not only to your current
profitability but, more importantly to the maximization of the value of your
property.

Our Services

Keeping you
informed about the status of your property is a key aspect of our business. You
need to know the status of your property on a regular basis with regard to
financial, conditional, and tenant relation matters. We talk to the tenants and
personally visit the property a minimum of once per month. Our normal reporting
procedures are a written report once per month with personal updates when
necessary.
Accounting & Financial Services
We will
collect rents and pay for maintenance items on the property. We will provide
monthly financial reports on the property showing the income and disbursements.
Although we provide the services for receiving rents, any legal action taken by
you against a tenant for non-payment of rent or other legal matters are your
responsibility. Likewise, we provide payment for expenses on the building. The
funds for those disbursements will come out of the rents received. Excess funds
over an agreed upon minimum balance will be disbursed to you. We will issue IRS
1099 statements to all contractors and vendors.
PROPERTY MAINTENANCE
The physical
condition of your property is very important from a number of perspectives.
First and foremost, many maintenance items can be minor at first and develop
into major problems if not taken care of. These problems can lead to structural
and/or other physical damage. This may have an impact on future expense and
value of the property. Also, maintenance items sometimes cause tenant
relationship problems. Because our goal is to maintain good cash flow, good
tenants, and maximum value for the property, we feel that good ongoing
maintenance is very important.
TENANT RELATIONS
Tenants are
the life blood and cash flow stream for any income property. Our goal is to
place good tenants into the property and to keep them there paying the proper
rent which provides a good cash flow. We contact the tenants individually once
per month to see how they are doing, how their business is doing, to see if they
are happy with their space, and to see if they know of anything going on with
the property that needs attention.
PROPERTY LEASING
When there
is a vacancy we are prepared to lease the vacant space as quickly as possible.
We recognize that rent paying tenants are the basis for income and value of the
property. Adequate lease provisions for lease renewal provide a head start on
finding new tenants. We are very skilled in finding you good lease tenants who
match the property and characteristics of the vacant space. We use a
multi-facetted target marketing program which includes world-wide internet
exposure.
